These Terms govern your access to and use of the website, content, and services offered by Investor One Properties, operated by Francisco Jose Iñiguez Cazares (“we,” “us,” “our”). By using the site or contacting us, you agree to these Terms. Our Privacy Policy describes how information is handled. Using the site or submitting an inquiry does not by itself provide SMS consent.

2) Service Description

We help property, land, and RV park sellers connect with prospective buyers and investor partners, exploring options such as cash offers, seller financing, or trust-based acquisitions. We do not provide legal, tax, or financial advice; consult appropriate professionals. We do not guarantee specific outcomes (pricing, timing, financing, or closing), which depend on market conditions and third-party decisions.

3) Eligibility

You must be at least 18 years old and able to form a binding contract.

4) User Conduct

You agree not to misuse the Site or Services, including by submitting false or misleading information, infringing others’ rights, attempting unauthorized access, or interfering with operations.

5) Investor One Properties SMS Program

The Investor One Properties SMS Program is operated by Francisco Jose Iñiguez Cazares. The website offers one optional promotional SMS program for property-buying offers and related follow-ups concerning the property you submit.

Voluntary Consent

The promotional SMS checkbox is optional and unchecked by default. Consent is not a condition of purchase, submitting an inquiry, or obtaining services. Providing a phone number, submitting a form, accepting these Terms, or being referred by a third party does not automatically enroll you. Consent is specific to Investor One Properties and the property-buying promotional program described in the checkbox. It does not authorize unrelated advertising, software messaging, or separate informational or transactional SMS notifications. Any other SMS program requires its own appropriate consent; earlier informational-only consent is not converted into promotional consent.

Frequency, Automation, and Charges

STOP and HELP

Reply STOP to unsubscribe. Reply HELP for assistance. After an opt-out, one confirmation of the opt-out may be sent; further program messages require a new valid opt-in. A later property inquiry alone does not remove an existing opt-out. You may also email francisco@investor1properties.com for support or questions about your messaging preferences.

Carriers are not liable for delayed or undelivered messages.

These Terms are governed by the laws of the State of California, USA, without regard to conflict-of-law principles. You agree to the exclusive jurisdiction and venue of the state and federal courts located in San Diego County, California.

12) Changes to the Terms

We may update these Terms from time to time. The “Last updated” date indicates the latest revision. Your continued use of the Site after changes take effect means you accept the updated Terms.
